I have over 18 years of combined experience in property inspection both as a licensed NY & NJ Home Inspector and as a NYC Firefighter. Does a prospective buyer of a Co-op or Condo really need an inspection?

YES! Even if you do not hire me, (which will make me sad). I STRONGLY suggest you have an inspection done for the property you are about to purchase. I’ve done countless apartment inspections in NYC. Over the years I have found the following:

Structural defects, environmental concerns, evidence of asbestos, evidence of lead paint, electrical hazards, fire hazards, fall hazards, loose windows, water leaks, faulty locks, bad plumbing, etc. Most HOA agreements do not cover these items.

Are you purchasing in a boutique condo or small co-op building with as few as 3 or 4 units? in these types of properties, There great risk to consider as it relates to the potential for special assessments for roof repairs, building heating systems, etc. Therefore, you will definitely want a home inspector to investigate the apartment building’s systems and visit the boiler room, in addition to the unit itself. You want less surprises after you buy.
