At Inspection Time, we conduct comprehensive inspections daily, covering all major systems and components of a home or property. Reports are done the same day and include pictures and videos. We provide a digital and printable pdf version of the report. Our thorough inspection evaluations include:
Roofing: Roof coverings, drainage systems, flashing, skylights, chimneys, and all roof penetrations.
Structural & Insulation: Foundation (including zip-level measurements), grading and drainage, attic framing, insulation, and ventilation.
HVAC: Heating and air conditioning systems, ducts, vents, exhaust vent systems, dryer vents, and evaporative coolers.
Plumbing: Water supply and pressure, all fixtures, drains, vents, water heaters, hydro-therapy equipment (whirlpool tubs), sinks, tubs, showers, toilets, and visible gas components, lines, and fixtures.
Electrical: Service entrance wiring, panels, sub-panels, branch circuits, GFCI and arc-fault outlets, all receptacles and switches, interior and exterior fixtures, ceiling fans, and visible wiring.
Interior & Exterior: Walls, ceilings, floors, stairs, railings, doors, windows, fireplaces, chimneys, attached porches, decks, and carports.
Kitchen & Appliances: Dishwasher, garbage disposal, range hood, oven, cooktop, microwave, and exhaust fans.
Irrigation Systems: Sprinkler systems and related components.
Garage: Doors and operators.
Gutters & Drainage: Gutters, downspouts, and grading near the home.
