This is the Olympics of real estate where each athlete/buyer is pushed to perform at their maximum through open competition. The system allows buyers to see each other’s offers and notifies each buyer when their offer is beat which encourages them to offer higher until we have one buyer left and all others cry Uncle.
When buyers aren’t allowed to see the other offers, they are way more afraid of overpaying than they are of losing the home to another buyer so the highest price is rarely reached.
Open competition eliminates any fear of underselling for you as a seller. If there’s a buyer out there willing to pay more, this strategy will find them.
Instead of listing high, that just scares off buyers, the Bidding-War strategy uses a low Starting Price to attract many times more buyers than any other listing. A STARTING price is NOT a list price so no one can buy it for the starting price. It’s just an intentionally low number to attract and excite buyers. This strategy finds and motivates all possible buyers to offer their maximum and ultimately pushes the price higher than any other method. And you always retain the right to accept, reject, or counter any offer to ensure you get a deal you love.
I list homes with the traditional system when I need to, but I always recommend using the bidding-war system first because it consistently gets sellers:
