Preparing Your Property

Our team provides flexible availability to meet with clients to evaluate their property’s performance, answer any questions, and offer knowledgeable recommendations to prepare the property for lease. Batra’s dedicated property asset manager will attend to daily operations and conduct a comprehensive evaluation of your property to identify its value, its strengths and weaknesses, and create a customized plan to support your short-term and long-term needs.

The Batra team provides clients with essential monthly financial reports, including an income and expense statement, owner statement, operating statement and account ledger report, among other relevant data. This is offered for budgeting as well - Batra Group will work within your annual budget to develop an operational plan for your property that supports your short and long term goals. We can also customize reporting as needed for the utmost convenience.

Monthly Rent

Batra will perform a Comparative Market Analysis (CMA) to determine the optimal monthly rental amount for the property, utilizing a wide range of professional tools and resources. We also offer online payment options for tenants to conveniently pay their monthly rent. Our system also allows tenants to view payment history, make one-time payments or set up automatically recurring payments. Clients can feel confident financially knowing the professionals have them covered and their tenants will feel fully supported.

Thorough Applicants Screenings

Batra Property Management thoroughly reviews each prospective tenant's rental and credit history, including prior evictions, broken leases, and criminal background checks. We make sure that you feel comfortable and confident with every tenant.

We will review credit (past collections, judgments, and current liabilities), verify current employment and provide proof of income as well as contact applicants' previous landlords to verify payment history and their credibility as a tenant. In the unfortunate event that a tenant needs to be evicted, we will manage the process for you and re-rent the unit promptly.

Advertising

We advertise all of our listings across various online listing platforms. Batra Group also maintains an active social media presence, YouTube channel, and Yelp page. We blast the info about our properties all across the internet so our clients are not required to lift a finger. These services come at no additional cost as they are included in the client’s agreement. We even offer to take new pictures of each property for listings if needed. The Batra team will work diligently to make sure all of the available units are occupied.

New Tenant Move-in

All the rental and lease agreements, customized upon each property's unique criteria. We handle all fees due upon signing the lease and ensure that all parties are informed of the requirements to make moving in as smooth as possible for new tenants. Our team will also ensure the tenants are aware of the rental payment terms as well as any required property maintenance.

Maintenance

Batra Group uses our own network of local maintenance vendors to provide the highest quality maintenance for the property in a timely manner. We do not charge the inflated rates insisted on by other maintenance companies. Additionally, Batra Group handles the coordination of maintenance appointments - we ensure that all inquiries are met promptly and with exhaustive care.
